Do you know our letter of approval?    

 

With the real-estate market overheating, multiple offers on a property and long delays of approval have become the normality. It has become a real issue for the Quebecers on the market for a new property.

At Capital Express, we created a new product to address these problems :

The letter of approval.

The latter also helps non-residents have access to the property when they arrive in Canada and are not bankable yet.

Within 1 open business day, we will provide your client with a Letter of Approval, it is a promise of financing that will allow your client to validate his offer with the seller without having to wait for the decision of the bank. If ever the bank accepts to finance the file, your client will not need to use the letter of approval of Capital Express. If ever the bank denies the file of your client, the latter will use the letter of approval and Capital Express will finance the purchase according to the conditions listed in the letter of approval.  

The cost of the letter of approval is fixed at only $2000 !

Bank delays, multiple offers and acces to the property
 
  • It takes up to 6 weeks to get the decision from the bank
  • Multiple offers are now the normality and the price offered is often above the listed price of the property 
  • Potential buyers cannot validate their offer with the seller and they often lose the proprty of their dreams
  • Non-residents are not bankablewhen they arrive in Canada. We grant them access to the property with our Letter of Approval

A backup plan 
 

Our letter of approval allows your client to validate his offer with the seller while he is waiting for the final decision of the bank.

  • If the decision is positive  : the client can chose to use the offer of the bank  
  • If the decision is negative : the client does not have to give up on his projects. Capital Express will finance the purchase according to the terms & conditions listed on the letter of approval.

Terms & conditions of the letter of approval  
 

The letter of approval is valid for up to 36 months after it is issued and is subject to conditions of validity.

  • Minimum down payment 30%
  • rate from 8.99% to 9.99%
  • Cost of the letter is fixed at $2000 + applicable taxes
  • $500 commission goes to the financial intermediairy
